The HCDA on November 13, 2002 granted a Planned Development Permit and Joint Development to M.K. Management, LLC for the development of Hokua at 1288 Ala Moana, a new residential and commercial complex.  The project, located along Ala Moana Boulevard between the Nauru Tower and the IBM Building, is a mixed-use complex that includes a 40-story residential tower oriented toward the ocean and some low-rise commercial and retail uses that are oriented towards the street frontages.  An open space plaza is located along Queen Street to provide physical linkage with the adjacent Queen Street Makai Park planned for development by the HCDA.

The luxury residential tower contains 248 units, including 196 two-bedroom units with an average unit size of 1,650 square feet.  There are also 49 three-bedroom units with an average unit size of 2,490 square feet.  The retail and commercial uses in the project are designed to complement the existing uses along Auahi Street where there is an emphasis on streetfront shopping and dining.

The open space plaza encourages pedestrians to patronize the project’s commercial spaces.  M.K. Management, LLC has entered into a joint development agreement with HCDA to develop a portion of the Makai Park that is located next to the Project.  In exchange for receiving approximately 68,000 square feet of additional floor area in the Project, the developer has agreed to pay HCDA $100,000 and to design and construct approximately one-half acre of the Makai Park, in addition to paying a public facilities dedication fee.  This joint development will result in a park that will be more visible and accessible to the public.
